The typical Alicante flat
Most of Alicante’s housing is flats in blocks of four to ten storeys from the 1960s and 1970s. Bedrooms have narrow vertical windows and the living room often has an enclosed gallery or balcony.
Neighbourhoods such as Carolinas and Ciudad de Asís grew in those decades. In Benalúa and the old extension of the city there are also early twentieth-century buildings with large timber windows and louvred shutters.
Those timber windows are part of the building’s character. Before replacing them, it is worth checking whether the facade has any protection and what the community allows.
What you will probably find when you buy
If you have just bought a resale flat, the windows are most likely 1980s aluminium with no thermal break. The other common case is original timber, sound in the frame but open at the joints.
Old aluminium closes reasonably but insulates badly. In August the frame is too hot to touch, and that heat reaches the room even if the glass has been replaced.
Replacing the windows before you move in is easier than after. Rooms are empty, and the fitting does not disturb daily life.
Traffic noise and afternoon sun in the centre
In the centre, two problems often arrive together: a busy street and a west-facing facade. In July, a living room facing west with old aluminium turns into a greenhouse.
The answer is a glass unit that does both jobs: laminated acoustic glass on the street side and solar control on the sunny side. The profile must have room for that thicker glass.
Playa de San Juan, Albufereta and Vistahermosa
Along Playa de San Juan, the Albufereta and Vistahermosa, homes have larger windows and sliding doors to terraces. Sea air already shows on the screws.

Your community of owners may set hours for works and rules on the facade. Ask the community administrator before you fix a date.
Getting a three-metre door up a 1960s stairwell
A stairwell from the 1960s will not take a three-metre sliding door in one piece. It either goes up the outside of the building or arrives in parts and is assembled inside.

Which glass reduces traffic noise in central Alicante?
Laminated acoustic glass, fitted in a frame that seals well. An air gap alone does little against traffic. The frame must also be sealed properly to the wall.
Can I replace the timber windows in a Benalúa building?
Often yes, but check first. Some older facades are protected, and the community may require a specific look. A wood-effect uPVC finish can keep the character of the building.
Is Playa de San Juan in Alicante or in San Juan?
The beach and its apartment blocks belong to Alicante city. Sant Joan d’Alacant, also called San Juan, is a separate town about two kilometres inland.
