Better windows for recent homes in Finestrat
Most calls from Finestrat are not about old windows. They are about new ones that a developer fitted and that cannot cope with the afternoon sun or the noise of a busy complex. Two Finestrats: the coast strip and the village
Along the coast, in Cala de Finestrat and Sierra Cortina, homes date mostly from the 2000s onwards. They are apartment blocks with terraces, townhouses and some villas, many looking across to Benidorm. Their windows are uPVC or aluminium in the grade a developer chooses to hand over a home.
Up at the foot of the Puig Campana, the old village is the opposite case. Houses have small openings, thick walls and timber frames. There is little glass, and a lot to gain once each opening is properly sealed.
What falls short in a developer-grade window
The usual failure is not a leak. It is comfort. Picture a 60 mm profile with two gaskets, plain double glazing and an uninsulated shutter box. It cannot handle a west façade with eight hours of direct sun.
In July the air conditioning cannot keep up. A west-facing bedroom stays warm until late at night. In complexes with many holiday lets, noise from the pool and from arriving guests adds to the problem.
Sometimes the answer is not a whole new window. New glass, an insulated shutter box and a sealed perimeter can be enough. We say so even when it makes the quote much smaller.

The real step up here is not the top of the range. It is moving from a 60 mm developer profile to the Kömmerling Xtrem 76AD. Add solar control glass on the west and an insulated shutter box. That is what you notice in August.

My new-build in Finestrat needs better insulation. Do I need new windows?
Not always. If the frames are sound, new solar control glass and insulated shutter boxes may be enough. We check the profile and tell you honestly.
How do I know if my windows are developer grade?
Look at the frame depth and the gaskets. A 60 mm frame with two gaskets and plain glass is typical. Our guide to choosing a window company lists what to check.
Should I claim from the developer first?
If the windows leak or do not close, ask your adviser about the developer’s guarantees first. Heat and noise from a low-grade window are usually a matter of comfort, so an upgrade is your decision.
Can you match the frame colour required by my complex?
