uPVC windows for Calpe’s towers and hillside villas

What Calpe homes are like
Calpe has two kinds of home: towers on the seafront and villas on the slopes around the Peñón de Ifach. Each one wears out its windows in a different way.
Along Playa de la Fossa and the Arenal-Bol, most flats sit in towers of ten to twenty storeys from the 1970s and 1980s. The living room opens onto a long terrace through an aluminium sliding door that spans the full width.
That sliding door is the key piece of the flat. It gives you the view and the breeze, and it is where most of the heat and cool air escapes.
Up in Maryvilla and the other hillside urbanisations, the typical home is a detached villa from the 1980s or 1990s. Large windows face the Peñón and the sea.
Salt, sun and levante on the Calpe seafront
A high flat fifty metres from the water gets everything at once: full sun, wind and salty air. This combination ages window hardware faster than anywhere else on the coast.
Salt does not damage uPVC or glass. It attacks the screws, the running tracks and any poorly coated metal. When a sliding door in a Calpe tower stops running smoothly, the frame is usually fine and the hardware has seized.
On the hillside the problem is rain, not salt. In a strong levante, the easterly wind drives rain sideways, and a frame with only average water tightness lets it in at the bottom corners.

Timing the work around your stay
If you spend the winter in Calpe and go home in spring, late spring is an easy time for the work. The flat is empty, and the summer rush has not started.
British owners without residency can stay up to 90 days in any 180-day period. If you want to be present for the fitting, plan the survey on one trip and the installation on the next.
A tower in July is full: lifts are busy and parking is scarce. Your community may limit work in summer, so ask your community administrator before we book a date.
Check your community’s rules first
Calpe towers are run by a community of owners. Many communities set rules on facade colour, glazing on terraces and the hours when noisy work is allowed.
We cannot tell you your building’s rules. Ask your community administrator for them in writing before you sign any quote, and we will work within them.
How fitting works in a Calpe tower
In a seafront tower, the lift and the wind decide the day. A sliding panel two and a half metres long cannot be handled safely on a fifteenth floor in a strong levante.
So the material goes up early and panels are fitted in the morning. The old aluminium leaves the same day, because an apartment block has nowhere to store it.

Why has the sliding door in my Calpe flat stopped running?
On the seafront the usual cause is salt in the rollers and tracks, not a bent frame. Sometimes new rollers solve it. If the aluminium frame has no thermal break, replacing the whole door is usually the better long-term choice.
Is uPVC suitable for a frontline tower on Playa de la Fossa?
Yes. uPVC does not corrode in salty air. What matters is the hardware and the outer finish. For frontline flats we suggest AluNext AD, with an aluminium outer face, and hardware treated against corrosion.
Can you work on my flat while I am back home?
Yes. Whoever holds your keys in Calpe, often the concierge or the letting agent, opens the flat for the survey and on fitting day. Everything else happens in English on WhatsApp.
Do I need permission to change the windows in a Calpe tower?
Replacing windows like for like usually needs no vote, but many communities control facade colour and terrace glazing. Check your community’s statutes and ask the administrator before you order.
My villa in Maryvilla lets in water when the levante blows. Is it the glass?
