Replacing windows in a Benidorm tower flat

What a Benidorm flat usually has
Most homes in Benidorm are flats in blocks of eight to twenty storeys, built from the 1960s to the 1980s. The bedroom windows are modest. The piece that matters is the large two- or four-panel sliding door onto the terrace.
That door is very often the original aluminium, with no thermal break and brush strips instead of rubber gaskets. A brush strip does not seal; it only touches the frame. Owners notice it in the July electricity bill and in the whistle when the levante wind blows at night.
Then there is the terrace that someone enclosed years later. In Benidorm that is the rule, not the exception. Many were built with light aluminium resting on the old railing, with no subframe and poor sealing. In a September storm the water rarely comes through the glass: it comes in where the enclosure meets the parapet wall.

What we recommend in Benidorm, and why
Our default here is the Kömmerling Xtrem 76MD. Its third, central gasket stops cooled air escaping, which is where the money goes in August. It also holds back rain pushed by the levante on a twelfth floor, which is very different from a ground-floor flat.
The glass depends on the side of the building. A façade facing west over Poniente takes solar control glass, because the afternoon sun is the real problem. A bedroom above a busy street takes laminated acoustic glass, which lowers traffic and nightlife noise more than a wider air gap does.
If the old enclosure lets water in, replacing the glass is not enough. It needs a subframe and a three-barrier seal where it meets the parapet. We explain why in windows leaking in autumn storms.
The parts of Benidorm we cover
We cover the whole municipality. Each district asks something different of a window:
- Rincón de Loix and Levante: high towers close to the beach, with wind pressure on upper floors and late-night noise on the lower ones.
- Poniente: the long west bay, where sea-facing façades take the afternoon sun for hours in summer.
- The old town (Casco Antiguo): older, narrower buildings on the headland between the two beaches, with smaller openings and stair-only access in some blocks.

Winter tenants, summer crowds and the 90/180 rule
Rincón de Loix fills with long-stay winter visitors who rent flats for months at a time. If you let your flat to them, the fitting has to sit in the gap between lets. Tell us your booking calendar before the survey, not after.
Since Brexit, British owners can stay 90 days in any 180-day period in the Schengen area without a visa. That makes two separate trips expensive in days. Check your community’s rules before you pick a date
Many Benidorm blocks limit noisy works, lift use or deliveries at certain hours or in high season. The rules belong to each community of owners, and we cannot know them until you tell us.
Ask your community administrator for the rules in writing. Where the community asks, we bring materials up first thing, protect the landing and never leave an opening unsecured at the end of the day.

Can you replace only the terrace sliding door and leave the bedroom windows?
Yes. In many Benidorm flats the terrace door causes most of the heat loss and noise. We quote it on its own, and we tell you honestly whether the other windows are worth changing now.
Will a large sliding panel fit in the lift of my tower?
We measure the lift car and the stairwell at the survey. If a panel will not fit, it is made in sections or carried up the stairs. You know which before you sign.
My flat faces Poniente and is too hot every afternoon. What helps?

Water comes in under my enclosed terrace every September. Is it the glass?
Rarely. It is usually the joint between the enclosure and the parapet wall. The fix is a proper subframe and three-barrier sealing, not new glass alone.
Can my winter tenant stay in the flat while you work?
Often yes, if they accept some noise and dust for the working hours. We agree the order of rooms in advance and close every opening before we leave each day.
Can I visit your office in Benidorm?
