The Moraira villa and its living-room door
Moraira is part of the municipality of Teulada. Its coast is almost entirely villas on private plots, with a pool and a strong link between the living room and the terrace.
The piece that defines the house is the living-room sliding door. It is two, three or four metres wide, and you walk through it all day for most of the year.
Urbanisations such as Benimeit have been built up with detached villas since the 1970s. El Portet surrounds a sheltered bay, and La Cometa sits on the southern edge of the town.
Dark aluminium frames and the Moraira sun
Many villas still have aluminium windows from the 1980s or 1990s, often in a dark colour. They insulate poorly, and in full sun a dark frame gets hot enough to warm the room.
In a villa with forty square metres of glazing, that heat is noticeable. It is not only the glass: the frame itself carries heat inside.
Owners here often want anthracite or another dark colour. Under this sun a dark foil on uPVC is not always wise, and an aluminium outer shell keeps its look for longer.

With forty square metres of glazing, fitting does not happen in one day, and it should not. We go facade by facade and leave the house closed every night.
Each panel is adjusted at the end. A level threshold that is slightly off is invisible on day one and obvious the first time rain comes in sideways.
Shared developments and summer work
If your villa is part of a shared development, your community of owners may have rules on colours and on noisy work in summer. Detached villas can still be subject to urbanisation rules.
Ask your community administrator before you choose a colour. It is easier to change a colour on paper than on site.

When is a good time to replace the windows in a holiday-let villa in Moraira?

Yes. A lift and slide door can be fitted with a level threshold. It needs careful levelling and drainage, which is why we check the terrace floor on the survey.
Will an anthracite frame fade in Moraira?
A dark foil on uPVC gets very hot in direct sun. For dark colours on sunny elevations we suggest an aluminium outer shell, which holds its colour and shape better.
