Detached villas, townhouses and low-rise flats
Most homes in L’Alfàs del Pi are villas and townhouses from the 1980s and 1990s. They usually have white lacquered aluminium frames and plastic roller shutters. The houses are fairly young, but the frames belong to the older generation: no thermal break and untreated double glazing.
Albir itself adds low-rise flats of three or four storeys, with a long terrace facing south. There is plenty of glass and no sun protection apart from an awning. In July the lounge becomes hard to use from about five in the afternoon.
Why mould appears while the house is shut
When a house stays shut for months, the damp sea air stays inside and nothing moves it. Moisture condenses on the coldest point of each opening. That is almost always the aluminium frame or the roller shutter box.
So in L’Alfàs we look at the shutter box before the window. An uninsulated box is a cold, leaky hollow above every opening. Replacing it with an insulated one often matters as much as the new frame.

What we recommend here

Two calendars on the same street
L’Alfàs has one of the largest Norwegian communities in Spain, alongside many British and Dutch owners. Their years can run in opposite directions. Some owners spend the winter here and leave the house shut in the hottest months. Others come in summer and leave it shut in winter.
Each pattern damages a house differently. A winter shutdown brings condensation and mould. A summer shutdown brings heat build-up and hard sun on shutters and seals. We choose the glass and the shutter box for the months when nobody is there.
The 90/180 rule limits British owners, who can stay 90 days in any 180 without a visa. Norwegians are in the Schengen area, so the rule does not limit them in the same way. So a Norwegian owner may find it easier to be present for the fitting, while a British owner may prefer to leave a key-holder.
Someone has to open the door and sign
Many of these houses are empty on fitting day. We work with the key left by a neighbour, an agency or the community administrator. If nobody can let us in and sign the handover, we do not set the date.

There is mould on the walls every time I come back to Albir. Is it the windows?
Partly, very often. Damp sea air condenses on the coldest surface, usually an old aluminium frame or an uninsulated shutter box. My flat in Alfaz del Pi is unbearably hot in summer. Will new windows help?
Yes, if the glass is right. On a south or west terrace, solar control glass cuts the heat that comes through the pane. A new frame with ordinary glass would change much less.
Should I change the roller shutters too?
Not always the slats, but usually the shutter box. An insulated box stops the cold, leaky hollow above the window, which is where condensation often starts.
I am Norwegian and live here from October to April. When is the right time to fit?
While you are here, if you prefer to be present. Autumn works well, before the wettest weeks. We agree the date with you once the survey is done.
I live in the UK. Can the work be done while I am away?
