Old town, Port and Arenal: three kinds of Javea home
Javea, officially Xàbia, has three centres with their own character. They are the old town inland, the fishing port, and the Arenal beach with villa slopes behind it.
The old town is built of tosca, the local sandstone, with tall narrow openings and timber windows. The town hall looks after the look of these streets.
The Port has low blocks of flats close to the water. The Arenal, the Montgó slopes, the Tosalet and the Cap de la Nau road are villa country.

In the old town a project starts with colour and the division of the glass, and only then with U-values. The new frame must fit the existing opening.
Tosca is not cut back or built up to suit a standard window. Each frame is made to measure for the stone reveal that is already there.

Villas on the Montgó and the Tosalet
On the slopes the typical house is a villa from the 1970s to the 1990s with large glazed areas facing the sea or the south. Most still have aluminium.
The weak point is often a three or four-panel sliding door that no longer closes. The panels are heavy, the track is worn and the brush seal no longer seals.
Higher up, the wind is stronger and levante storms bring sideways rain. Water tightness and wind resistance ratings stop being test results and become a dry or wet window sill.
