Double glazing for La Nucía’s hillside villas

Villas on a slope, glazed towards the view
La Nucía grew uphill and inland, in urbanisations spread across the whole municipality. Most homes are detached villas from the 1980s onwards, with big plots and a lot of glass facing south and east.
Many of these houses sit on the slope with a half-buried ground floor and a lounge projecting over the hillside. That lounge usually has the largest window in the house, and it behaves worst. It has lots of glass, a thin frame and only the roof overhang for shade.
Newer developments often came with entry-level uPVC: 60 mm profiles with two gaskets. That profile falls short as soon as the opening gets large.
Why altitude changes the choice
Winter minimums in La Nucía drop lower than on the beach. Many villas are heated only by an air-to-air heat pump, and owners feel every draught. Summer is still a coastal summer, so one window has to handle both seasons.
That is why our default here is the Kömmerling Xtrem 76MD. Its central gasket keeps the seal tight in both seasons without oversizing. We pair it with low-E glass, and with solar control on the south-facing lounge.
The other constant is the pool and the covered terrace. The door between lounge and terrace is opened daily for nine months a year. After twenty years, an aluminium slider with brush seals no longer closes; it drags. A lift and slide door suits that daily use.

On a slope, we measure the road first
Some urbanisations have single-lane access and bends that a lorry carrying a three-metre pane cannot take. When that happens, the lounge slider is delivered in parts and assembled on site. We check the route at the survey, not on fitting day.
If there is a pool, we cover it before we start. Dust from removing old frames shows up in the water weeks later.

Is double glazing worth it in La Nucía if I only have air conditioning for heating?
Yes, more than on the coast. Colder nights make the heat pump work harder, and a tight frame with low-E glass keeps that heat inside.
My villa came with 60 mm uPVC. Is that already good enough?
For small openings it can be. For a large lounge window or terrace door it usually falls short, both in sealing and in the glass it can hold.
Can a large sliding door reach my house on a narrow road?
Yes. If a lorry cannot make the bends, the door comes in parts and is assembled on site. We confirm the route at the survey.
Should I choose triple glazing because of the cold nights?
Almost never here. Well-chosen double glazing with low-E glass does the job; triple glazing adds weight and cost for little gain in this climate.
Will the work affect my pool?
Not if it is covered. We cover it before removing the old frames and clean up before we leave.
