The problem
On this coast the enemy is the sun, not the cold
Most window advice is written for Northern Europe, where the aim is to keep heat in. The Costa Blanca works the other way round. The coast gets almost 3,000 hours of sunshine a year, frost is rare, and August nights often stay above 20 °C.
So the real problems are different. A west-facing living room overheats by late afternoon. Cooled air leaks out through old sliding doors and uninsulated shutter boxes. Salt air seizes hardware near the sea. In Benidorm, bar terraces and night-time noise come in through single glazing and gaps.
Rain is scarce, about 300 mm a year, but it arrives in a few autumn storms. One heavy storm can bring over 100 mm in a few hours, driven sideways by an easterly wind. That is the day a badly sealed window leaks.
New windows only solve these problems if the system, the glass and the fitting are chosen for them. That is what this page explains.

Why uPVC rather than old aluminium
uPVC does not conduct heat, so it needs no thermal break: the profile insulates by itself. An old aluminium frame without a thermal break works like a radiator. On a west-facing façade in July it is too hot to touch, and that heat passes into the room.
uPVC also does not corrode in salt air. What salt attacks is the steel in the hardware and the screws, whatever the frame is made of. On the front line we fit hardware with an anti-corrosion treatment as standard.

Glass covers about three quarters of a window, so it decides most of the result. Each façade gets the glass its orientation needs:
- Low-E double glazing with argon (4/16/4). The base for every window. It keeps cooled air in during summer and warmth in on winter nights.
- Solar control glass on south and west façades. Its g-value, the share of solar energy that gets through, can drop below 0.40, against about 0.80 for ordinary double glazing. See our solar control glass guide.
- Acoustic laminated glass (6+6/16/4) facing bar terraces, promenades or busy streets. The laminated layer cuts noise; a wider air gap barely does.
- Laminated safety glass on ground floors, first floors and homes left empty for months.
A quote should name the exact glass make-up for each opening, not just "double glazing". If the g-value is missing, the key figure for this climate is missing.
Roller shutters
Roller shutters and the shutter box: where the cool air escapes
In most flats built in the 1960s and 1970s, the roller shutter sits in a brick box above the window. That box is usually uninsulated and open to the street through the strap slot. You can fit an excellent window and still have a hole above it.
That is why we often recommend replacing the shutter box together with the window. The Kömmerling RolaPlus insulated shutter box reaches a U-value (Usb) from 0.79 W/m²K. An old uninsulated brick box is above 3 W/m²K.
RolaPlus also reaches air-permeability class 4, the highest class, and up to 50 dB of sound reduction. That is more than the window itself. It comes in six sizes, so it usually fits the existing opening without cutting into the lintel or the façade.
The cold lintel of an old shutter box is also where condensation and black mould usually start. With sea air at 65–70 % average humidity, an insulated box removes that cold spot.
The shutters themselves can be motorised, which helps in a holiday home. On ground floors, ask for anti-lift devices so the slats cannot be forced up from outside.
Street noise in Benidorm: what actually blocks it
For street noise in Benidorm, Tu Ventana Costa Blanca fits Kömmerling uPVC windows with acoustic laminated glass and an insulated RolaPlus shutter box, sealed into the wall opening. Night-time noise here is voices, music and terraces, mostly mid and high frequencies. Acoustic laminated glass handles those well. Deep bass from a sound system is harder: you will still notice it, but at a level that lets you sleep.
Two weak points undo good glass. The old shutter box works like a loudspeaker above the window. An old aluminium sliding door rarely passes air-permeability class 2, and where air passes, sound passes. Treat the whole opening, not only the glass.
Do uPVC windows turn yellow or warp in the Spanish sun?
Good uPVC does not yellow in the Costa Blanca sun. For English-speaking owners on this coast, Tu Ventana Costa Blanca fits Kömmerling profiles, which contain UV stabilisers and carry a Kömmerling profile guarantee of 10 years. Warping is prevented by galvanised steel reinforcement inside wide sashes. For dark colours on sunny, exposed façades, it recommends the AluNext AD aluminium-faced hybrid.
White reflects most of the sun and stays cool, so it is fine in any orientation. Dark foils are fine on sheltered façades. A dark frame on a sea-front façade that takes the afternoon sun is harder. For that case, a quality-marked lacquered aluminium face keeps its colour longer than a foil.
Steel reinforcement matters from about 1.2 m of sash width. Without it, a heavy sash drops over the years and stops closing on its seals. It is included whenever the calculation calls for it, not added later.
What the sun does age are rubber seals and hardware. The central seal of the 76MD, for example, is EPDM, a material made to resist UV and ozone. We still check seals more often here than inland.
Salt air: the hardware decides how long a window lasts
Salt does nothing to uPVC. It attacks the steel parts: locking bolts, hinges, stays and screws. A hardware set without treatment can start to stiffen after three or four winters a few metres from the sea.
On the front line we specify hardware with an anti-corrosion treatment. For a villa facing the sea, ask for grade 5 under EN 1670, which means 480 hours in a salt-spray test, and stainless screws.
Maintenance is simple. Rinse hardware and frames with fresh water two or three times a year, and grease the hardware once a year. Vacuum the tracks of sliding doors, because beach sand is abrasive.
When you do not need the expensive option
Triple glazing rarely pays on this coast. It is designed for hard winters. Here, frost on the coast is rare and the average annual temperature is around 18 °C. Triple glazing adds weight, cost and less light for a winter gain you will hardly notice. The same money does more as solar control glass on south and west façades.
The Kömmerling 88plus is oversized for an ordinary home. It is certified by the Passivhaus Institut for cold climates. It makes sense for new builds seeking certification, or for very tall floor-to-ceiling casements. In a normal flat or villa here, the 76MD gives more for less.
The 76MD is not always needed either. In a sheltered low-floor flat away from the sea, the 76AD or 70AD does the same job for less. In a holiday flat used a few weeks a year, extra insulation takes a very long time to pay back.
We say this before you ask, because we would rather you trusted the rest of the quote.
How the price is worked out
Two homes with the same number of windows can differ a lot in price. A fixed price needs a site survey. These are the things that drive the cost:
- The number and size of the openings, and how many are sliding doors. The terrace door often costs as much as several ordinary windows.
- The system: Xtrem 70AD, 76AD or 76MD, the PremiDoor76 lift and slide, or the AluNext hybrid.
- The glass for each opening: low-E, solar control, acoustic or laminated safety glass.
- Roller shutters and shutter boxes, and whether they are motorised.
- The finish: white, a colour foil, or two colours inside and out.
- Access: floor height, lift size, scaffolding or special equipment.
- Removal of the old frames, and any work needed on the subframe or window sill.

An honest comparison: uPVC, aluminium and timber
Against aluminium with a thermal break: good aluminium systems exist and suit very large openings. At an equal level of range, uPVC still insulates better and has fewer parts that suffer from salt. Full comparison in uPVC vs aluminium.
Against timber: timber is beautiful, but 3,000 hours of sun and salt air mean regular varnishing. Few owners of a second home want that job.
About FENSA: FENSA and BFRC A-ratings do not exist in Spain. The equivalent evidence is CE marking under UNE-EN 14351-1 plus the Declaration of Performance, which lists the tested classes. Read FENSA and A-rated windows in Spain.

Frequently asked questions
Is uPVC or aluminium better near the sea?
For homes on this coast, uPVC in most cases. It does not conduct the heat of the summer sun into the room, and it does not corrode. Well-lacquered aluminium also resists salt. In both cases the steel hardware is the weak point, so ask for an anti-corrosion treatment on the front line.
Do I need triple glazing in Spain?
On the Costa Blanca coast, almost never. Winters are mild and frost on the coast is rare, so the gain is small for the cost and weight. Low-E double glazing with solar control glass on sunny façades does more for your comfort.
What is a g-value and why does it matter here?
The g-value is the share of solar energy that passes through the glass. Ordinary double glazing is around 0.80; solar control glass can be below 0.40. With almost 3,000 hours of sun a year, it decides how hot a west-facing room gets.
Should I replace the roller shutter box too?
Usually yes, and at the same time as the windows. An old brick shutter box is uninsulated and open to the street. The Kömmerling RolaPlus box reaches a U-value from 0.79 W/m²K and up to 50 dB of sound reduction. Doing both together also gives a cleaner finish.
Can you replace my windows if I live in the UK?

Is there a FENSA certificate in Spain?
No. FENSA is a scheme for England and Wales. In Spain, windows carry CE marking under UNE-EN 14351-1 with a Declaration of Performance. Ask for it: it lists the tested air, water and wind classes. More in our FENSA guide.
Why won’t you give me a price by phone?
Because the price depends on the exact size of each opening, the state of the subframe and shutter box, and access. A figure given without a survey tends to change on fitting day. We measure first and then give a written, fixed price with VAT included.
What guarantee do I get?
