Windows for Benissa: stone town houses and coastal villas
Benissa is really two places: a stone old town inland and a four-kilometre strip of villas on the coast. We survey and quote them as separate jobs, because the windows fail for different reasons. Old town or Benissa Costa: which one is your home?
Your home is either in the stone core around the church or on the coastal strip known as Benissa Costa. The first question on any quote is which one.
In the old town, houses share party walls and have thick stone walls with small, tall openings. Many still have timber windows with inside shutters.
On the coast, La Fustera, Cala Advocat, Baladrar and Montemar are urbanisations of detached villas among pine trees. They date mostly from the 1980s and 1990s and have large windows towards the sea.
Town houses and country houses: small windows, big gains
In a stone house the wall already insulates well, so the window is the weak point. Changing a small area of glazing makes a large difference in comfort.
The catch is the wall itself. The new subframe does not always fit where the old timber frame sat, so we measure the depth of the stone reveal on the survey.
The same applies to an old country house among the vineyards of Pedramala or inland. Windows are rarely standard sizes, and every opening is measured one by one.
A wood-effect finish on uPVC keeps the look of the old joinery without the yearly sanding and varnish.
Pine trees, resin and closed-up villas on the coast
The pines of Benissa Costa give shade in summer. They also drop resin and needles into the tracks of sliding doors, and over the years this wears the hardware.
Many coastal villas are opened only for the summer. In June the owner finds the same things: a musty smell, condensation marks at the coldest point of the window and dried-out seals.

When to schedule the work
If you open the villa only in summer, the survey can take place in spring with a key holder. The fitting can then be done before you arrive.
If you winter in Benissa, the house is occupied from autumn to spring. Fitting in October, before the heating season, means you feel the difference that same winter.

Urbanisation and town rules
Some coastal urbanisations have a community of owners with rules on works and noise in summer. In the old town, changes to the facade may need a permit from the town hall.
Check both before you commit. We can explain what the change involves, but the permission is yours to ask for.

Can you replace the windows in an old country house near Benissa?
Yes. Country houses have irregular openings and thick walls, so every window is measured on site and made to measure. A wood-effect uPVC finish keeps the traditional look.
Why are my sliding doors on Benissa Costa getting stiff?
Pine resin and needles collect in the tracks and wear the rollers. Cleaning the tracks each spring helps. On a door without a thermal break, replacement is usually worth considering.
Will new windows stop the musty smell when I open the villa?
They help, but ventilation matters too. Continuous seals and an insulated shutter box reduce cold spots where condensation forms. A little controlled airing while the house is closed does the rest.
Do I need a permit to change windows in Benissa old town?
It depends on the building and the change. Replacing like for like is simpler than changing colour or layout. Ask the town hall before ordering; we can describe the proposed windows for your enquiry.
Is timber or uPVC better for a stone house?
Timber looks right but needs regular maintenance, which is hard if you live abroad. Wood-effect uPVC needs almost none. Many owners choose it for that reason alone.
