Windows in Altea: the old town and the hills
Altea is two towns in one. The old town has small openings in thick walls and a protected look; the hills have large sea-facing glass and strong wind. The old town: thick walls, small openings, a listed ensemble
Houses inside the old town have masonry walls about half a metre thick and small windows. Many still have painted timber frames and inner wooden shutters. The wall insulates reasonably well; the weak point is the single-glazed window with no seal.
The walled Renaissance core of Altea was declared a Bien de Interés Cultural, with the category of historic ensemble, in 2013. Colour and glazing-bar pattern are therefore not a free choice. Before anything is made, ask the town hall what your façade may take; we plan the job around that answer.
Vans cannot reach most of these streets. Materials go up the slope by hand, and the fitting is split into stages. Repeating the original glazing pattern is what keeps the new window from standing out from the street below.
The hills: large glass, afternoon sun and wind
Above Altea la Vella and along the road to Calpe the picture changes. Plots are large, houses date from the 1980s and 1990s, and aluminium sliding doors of two or three metres face the sea. Two problems come together: afternoon sun with no filter, and a sliding door too big to close tightly.
Mascarat is more exposed than it looks from the road. In a strong levante the rain arrives sideways. A window that would be fine down in the town lets water in at the bottom corner here. It was not fitted badly; it was the wrong window for the spot.
What we recommend in Altea
In the old town, where openings are small and the wall already insulates, the Kömmerling Xtrem 76AD is more than enough. It leaves room for the finish the façade needs.
In the hills, large openings move us up to the Xtrem 76MD, with its central gasket. For the widest views we use a lift and slide door. Sea-facing glass takes solar control on the south and west. The Kömmerling windows page compares the systems.

Gated urbanisations in the hills often have a community of owners with rules on frame colour, working hours or access for vehicles. Check them with your community administrator before we fix a date.

Can I have uPVC windows in Altea’s old town?
Often yes, in a colour and glazing pattern that suits the façade. The old town is a listed ensemble, so the town hall has the final word. Ask them before ordering; we adapt the design to their answer.
My sea-view sliding door in Altea Hills no longer closes properly. Repair or replace?
At two or three metres wide, an old aluminium slider rarely seals again after adjustment. A lift and slide door is designed for that size and closes onto real gaskets.
Rain comes in at the corner of my windows in Mascarat. Why?
The levante drives rain sideways against exposed façades there. The window needs a higher water-tightness class and correct drainage, not only new sealant.
How do materials reach a house in the old town?
By hand, up the slope from where a van can stop. We plan the fitting in stages so no opening is left unprotected.
