Lift and slide doors: what decides the cost

There is no fair price per door without an in-person survey. The cost depends on a short list that you can check in any quote. It covers the size and weight of each leaf, the system, the glass and the colour. It also covers the threshold, access, permits and VAT. This guide explains each item and what to ask.

How much do lift and slide doors cost? It depends on the size and weight of each leaf, the number of leaves, the system, the glass and the colour. A flush threshold, a motor, crane access, removal of the old doors, permit fees and the VAT rate also change the total. A written quote should show each of these.

Size and weight of each leaf

The size of each sliding leaf (or sash) is the first cost driver. A large leaf needs a stronger frame, more hardware and a heavier glass unit.

The Kömmerling PremiDoor 76 is a uPVC lift and slide door. On its data sheet, one leaf can be 1,000 to 3,000 mm wide and 1,000 to 2,470 mm high. One leaf can weigh up to 400 kg.

The whole door can reach 6.5 m (21 ft 4 in) wide and 2.60 m (8 ft 6 in) high in white. It can have up to four leaves. In a foil colour the maximum height is 2.40 m (7 ft 10 in).

Kömmerling says these maximum sizes are a guide. They change with the profile, the opening type, the reinforcement and the colour. Your door is checked against them at the survey.

Number of leaves and layout

A wide opening can be one large sliding leaf and one fixed pane. It can also be two sliding leaves with fixed panes. Each sliding leaf adds hardware, and each leaf adds a frame section and glass.

The PremiDoor 76 Lux version has a narrower fixed pane. Its side sightline is 105 mm, against 180 mm on the standard fixed pane. That means more glass and less frame on the fixed side.

The data sheet shows three Lux layouts. One sliding leaf with one fixed pane. Two sliding leaves either side of a fixed pane. Or two sliding leaves in the middle, between two fixed panes.

uPVC, alu-clad uPVC or aluminium

The system changes the price, but so do the size, the glass and the colour. We do not rank systems by price here, because those other factors change the order.

An alu-clad uPVC door adds an aluminium cover to the uPVC frame. So it adds material and a finishing step compared with the same door in plain uPVC.

An aluminium door is not automatically cheaper or more expensive. Its price also depends on the glass it can take and the size of each leaf. See our lift and slide doors page for the full comparison.

Glass: safety first, then sun and noise

Glass in a door must be safety glass. The Spanish building code (CTE DB-SUA 2, section 1.3.3) requires laminated or toughened glass in glazed doors. It must resist an impact of level 3 under EN 12600.

On this coast, the next choice is solar control glass for south- and west-facing openings. Read glass for the Spanish sun before you choose.

Acoustic glass is a further step. The PremiDoor 76 reaches 45 dB (Rw −2;−4), but only with laminated acoustic glass on both sides of the unit. A standard unit gives less.

Triple glazing rarely pays here. It adds weight to every leaf, and weight is a cost driver in itself. The PremiDoor 76 takes glass units up to 50 mm thick.

Colour

White is the standard finish. The PremiDoor 76 can also have any of the 76 foil finishes in the Kömmerling NaturKolor76 range.

A foil finish adds a production step and time. It also lowers the maximum door height, from 2.60 m in white to 2.40 m in colour. Ask whether the colour is on both faces or only outside.

The threshold: flush or raised

A flush threshold looks clean and has no step. It also means the floor must be opened to set the frame into it.

Motor, access and the crane

A motor is optional. If you want one, it is a separate item in the quote, with its own electrical work. Ask who does that work and who certifies it.

Access matters more than most owners expect. A leaf of 3 m and several hundred kilos may not fit in the lift or the stairwell of a tower in Benidorm or Calpe.

Then the leaves go up from outside, with a crane or a hoist. That is a cost of its own, and it needs the community and sometimes the town hall.

If the work needs scaffolding on the street, the town hall must also authorise that use of public space (TRLOTUP article 233.2). Ask the town hall whether a crane on the street needs the same.

Removing the old doors

The old sliding doors must come out, go to an authorised waste point, and leave a clean opening. If the new frame is bigger or set differently, the plaster, tiles or paint around it need work.

A quote that leaves out removal, disposal or finishing is not cheaper. It only moves that cost to a later invoice.

Permit and town hall fees

In the Valencian Community, replacing doors and windows without touching the structure usually goes by declaración responsable (a works notice), not a full licence. That is article 233.1 of the regional planning law (TRLOTUP).

Widening an opening can affect the structure. Then the notice needs a certificate from an approved certification body or a professional association (article 233.2.a). Protected or listed buildings need a licence (article 232).

The town hall charges a fee and a works tax (ICIO). Both are a percentage of the budgeted construction cost without VAT (PEM, presupuesto de ejecución material). Each town sets its own rates.

Denia publishes them for its minor works notice: a fee of 0.9 % of that cost, with a minimum charge, and ICIO of 3.7 %. The fee is cut by 25 % with a certificate from an approved certification body (ECUV).

Javea asks for proof of payment of the fee and the ICIO with its works notice, but the procedure page does not publish the percentages. In the historic centre (Zone A), frames must be timber.

For other towns, ask the town hall or your community administrator. We do not give figures that a town hall has not published.

VAT: 21 % or 10 %

The general VAT rate on this work is 21 %. The reduced rate of 10 % applies to renovation work on a home only if all these conditions are met (VAT law, article 91.Uno.2.10º):

  • The customer is a private individual, not acting as a business, who uses the home privately. A community of owners also qualifies.
  • The home was built or last rehabilitated at least two years before the work starts.
  • The materials supplied by the contractor cost no more than 40 % of the taxable amount of the job.

The Spanish tax agency (AEAT) adds one more point. The reduced rate does not apply to a home that is let or used for a business, even in part. So a holiday let pays 21 %.

The 40 % condition is the one to check first. On a literal reading, the doors the fitter supplies count as materials. With large glazed doors, the materials are a large share of the price.

Tax residence is not one of the conditions in the law. The price we give is the final price with VAT included, and the quote states the rate applied and the reason.

How to compare two quotes

Two totals mean nothing until the quotes describe the same door. Check that each quote states:

  • The system by its exact name, for example Kömmerling PremiDoor 76 or PremiDoor 76 Lux.
  • The size of the whole door and of each leaf, and the layout.
  • The full glass make-up, including safety glass and any solar control or acoustic layers.
  • The colour on each face.
  • The threshold type, and who does the floor work.
  • Motor, crane or hoist, removal, disposal and finishing work: included or not.
  • Who files the permit, and whether the town hall fees are included.
  • The VAT rate applied, and the final price with VAT.

How much do lift and slide doors cost?

It depends on the size and weight of each leaf, the number of leaves, the system, the glass, the colour and the threshold. Access, removal, permit fees and the VAT rate also count. A fair price needs an in-person survey.

How much does it cost to install large sliding doors?

Installation depends mainly on access and on the floor. A leaf that cannot go up in the lift needs a crane or hoist. A flush threshold needs the floor opened and finished again. Both should appear as lines in the quote.

Are lift and slide doors worth it?

For a wide, heavy opening, often yes. The leaf lifts to slide and drops onto its seals to close. The Spanish PremiDoor 76 data sheet gives air class 4 and water class 9A. For wind it states up to C5, while Kömmerling’s German planning documents state up to C1/B2. Ask for the wind class in writing for your size.

Is aluclad more expensive than aluminium?

There is no general rule. An alu-clad uPVC door adds an aluminium cover to a uPVC frame, so it costs more than the same door in plain uPVC. Against aluminium, the size, glass and colour decide. Compare quotes for the same door.

Which type of sliding doors are better, aluminium or uPVC?

It depends on what matters most to you. Aluminium has narrower frames: 119 mm around the Cortizo 4700, against 180 mm at the PremiDoor 76 side frame. The uPVC PremiDoor 76 reaches 6.5 m wide and 400 kg per leaf. For wind, it states up to C5 on the Spanish data sheet and up to C1/B2 in Kömmerling’s German planning documents.
