Questions about lift and slide doors in Albir
Can I close my terrace in Albir with a large sliding door?
In a block or complex, closing a terrace counts as an alteration of the building. Under article 17 of the Horizontal Property Law, it needs a vote of three fifths of the owners, holding three fifths of the shares. The town hall’s own rules apply as well. We describe the rules; the community and the town hall decide.
Do I need a permit in Albir to replace a sliding door?
Usually not a licence. Albir belongs to L’Alfàs del Pi, whose town hall treats replacing exterior frames of the same size, without changing the opening, as minor works. You file a works notice (declaración responsable) with a description and an itemised quote. Its procedure page gives 5 % of the cost of the works, without VAT, as the amount to pay. Works needing approval from the Coastal authority are excluded. We describe the rules; we do not give legal advice.
Can it be done while I’m away?
Yes. A key holder lets us in for the survey and the fitting: family, a neighbour, your property manager or your agent. Eduardo goes through the written quote with you in English, on WhatsApp or on a video call. During the fitting you receive photos of each opening at every stage, until the threshold is sealed.
