We start with a survey in person: every opening measured, the view noted, and the drainage of a beach-level terrace checked before we choose the threshold. Near the shore, the care is a rinse, a little grease and a bottom track free of sand.
Near the beach, the Coastal Law comes before the town hall form. Existing buildings can be modernised if they add no volume, height or floor area. Questions about lift and slide doors in El Campello
Can I close my beachfront terrace with glass in El Campello?
The Coastal Regulation says that closing the front of a terrace with glass, not with opaque walls, does not count as added volume. That does not settle the whole question. In a block, closing a terrace needs a vote of three fifths of the owners, holding three fifths of the shares, and the town hall decides on the works. We describe the rules; we do not give legal advice.
Does the Coastal Law stop me replacing my sliding door?
Not as such. In the protection zone, legally existing buildings can be repaired and modernised if the works add no volume, height or floor area. The law also asks these works to improve energy efficiency where applicable, with a statement filed with the Generalitat (procedure 16876 on sede.gva.es). Whether your home is inside the zone depends on the official boundary, which you can check on the Ministry’s map viewer (gis.miteco.gob.es/web/dpmt).
Can it be done while I’m in the UK?
