Questions about lift and slide doors in Benidorm
Will a lift and slide door cope with the wind on a high floor in Benidorm?
On an open seafront, the building code’s wind exposure factor goes from 2.4 at 3 m to 3.7 at 30 m. For the uPVC PremiDoor 76, the Spanish data sheet states wind class up to C5, and Kömmerling’s German documents state up to C1/B2 for the same door. Kömmerling publishes no wind class for the alu-clad version. Because the two documents differ, we ask for the class in writing for the actual size of your door.
Will a large glass panel fit in my building’s lift?
Not always. A large sash with laminated glass is heavy, and it must reach the floor through the lift or by crane. We check the lift, the stairs and the path from the van at the survey, before we confirm a size. In a tower, the community rules on works and access also apply.
Do I need the community’s permission in a Benidorm tower?
You must inform the community before works, and the outside appearance of the building cannot change (Horizontal Property Law, article 7.1). Closing a terrace counts as an alteration of the building and needs three fifths of the owners, holding three fifths of the shares (article 17). Most towers also have their own rules on the façade.
Can it be done while I’m in the UK?
Yes. A key holder lets us in for the survey and the fitting: family, a neighbour, your property manager or your agent. Eduardo goes through the written quote with you in English, on WhatsApp or on a video call. During the fitting you receive photos of each opening at every stage, until the threshold is sealed.
